Croatia’s Istria Region a Hidden Gem for Property Investors

Those property investors keen on emerging markets within emerging markets might like to turn their attentions to the Istria region of Croatia.

Croatia’s Istria region is being dubbed ‘the new Tuscany’ by those in the know who have researched the potential of this hidden gem and who are now snapping up new properties and renovation projects to let or sell to Austrian, Italian, German and Slovenian tourists and second home seekers who frequent the region in the long hot summer months.

It seems that while the property savvy and hungry Brits are concentrating all their attentions on the Dubrovnik area and southern regions of Croatia, a few pioneering property investors have discovered what a stunning gem Istria is and what amazing potential it can offer both those in search of an income from their property investments and those after relatively quick capital appreciation…

Istria is a region in North West Croatia, it practically touches Italy and has incredibly long and historic ties with Italy – some of the road signs are in Italian and many of the local people are bilingual and the geography and natural scenery in Istria is so similar to that found in Tuscany, which is why the entire regions is being dubbed ‘the new Tuscany’ by property investors examining investment property in Croatia and who are excited by the huge prospects this part of Croatia may afford them.

Istria’s charm, appeal, attraction and potential stem from multiple facts.  For a start this part of Croatia is incredibly accessible.  Its mainly Slovenian, German, Austrian and Italian tourism market tend to drive to Istria while there are up to six airports nearby in Croatia and Italy that British and European tourists can make use of before picking up a hire car and driving to the beautiful unspoilt beaches of Istria.

The beaches and coastline face the Adriatic Sea and the climate in this part of Croatia is warm or hot in the summer and far milder in the winter than Southern or inland Croatia which makes the region appeal to many tourists in the Spring and Autumn as well as the Summer – naturally this means an investor with properties to let out can have a far longer season in Istria than in Southern Croatia potentially.

The area is rich in pretty and historic towns and the region is also blessed with lush and beautiful countryside as well as the aforementioned stretches of clean, unspoilt beaches.  One area of Istria that is up and coming as far as property investors are concerned is Novigrad which is a small peninsular with Novigrad town at its heart which is a lively centre for tourism and one where international property investors are starting to explore the rich potential available.

Rest assured when the charms and potential of Istria become more widely known there will be an influx of tourists and an influx of property investors - those who wish to reap the greatest potential returns should consider exploring Croatia’s Istria before it’s too late!
