Don’t you just hate it when a market takes off and you haven’t actually bought in yet? It happened in Dubai and it’s happening in Brazil – there has been so much hype, and that hype has been found to be based on actual facts and fantastic fundamentals, that now a frenzied buying crowd is pushing property prices right up before our very eyes.
So, is property in Brazil still affordable for those of us who won’t have a spare million to throw into the pot any time soon? The good news is that it certainly is…and what’s more, if you don’t actually want to be a part of the beautiful people set who are buying all along the beachfront, there are some locations that you can invest in where the future tourism demand will come from those seeking the ‘real’ Brazil rather than a new pair of breasts or perfect teeth.
Brazil is after all more than just beach clubs, all night parties and plastic surgery clinics – although, to look at the plans of developments such as Lagoa do Coelho in Rio Grande do Norte one might not think so. No, Brazil is really about the climate, the landscape, the flora and the fauna. It’s about tropical living, laid back lifestyles, soaking up the sun and taking in the stunning environs in which you find yourself. And so, if all this appeals to you – or you think it would appeal to your future tenant demand…where should you be buying if you want affordable yet attractive property in Brazil?
Salvador
Once considered a no-go area, especially after dark, Salvador is being transformed. So much money is being invested into the transformation of the town from shabby, crime and grime-ridden ghetto into stunning, sophisticated and modern city that it cannot be overlooked as an exceptionally hot centre for investment.
Unfortunately property prices have risen along with the appeal of the location – but you can still get your hands on a wealth of property ripe for renovation. You’re going to need local translation services and excellent legal representation to ensure you don’t get ripped off, but take a look at changing Salvador and you will immediately catch the vibe that this city is about to become one of the hottest and most happening in the whole of exciting Brazil. This is a fabulous place to transform townhouses into apartments for long term lets…or you can look to the more expensive beach front suburbs and buy something completed and ready to let to the tourism set which will likely grow in terms of demand and also affluence as Salvador’s star rises.
Paraiba
This is an area that is as yet being overlooked by major developers. It’s a Brazilian state that has received less in the way of governmental investment into infrastructure, and accessibility is not so easy either…all this means it is currently off the beaten track and all the better for that! Ideas for profit include land banking sea and beach-front parcels for later sale to those who want to build their own dream homes in Brazil.
Olinda
In the state of Pernambuco there lies a pretty and old colonial town called Olinda – many tourists visit it but few stay at this UNESCO world heritage site as they are whisked away on their buses back to the beach. But Olinda has charm, beauty, stunning views and above all else it has excellent exclusivity. Buy here today for a good long term hold that will rise and rise in value as the appeal of the town just intensifies as awareness of its delights increases.
