It’s a well known fact that the king of Morocco has a vision for the economic development of his nation akin to that of the ruler of Dubai His Highness Sheikh Mohammed bin Rashid Al Maktoum. For this reason alone people have begun to recognize similarities between the progress and advancement of both locations.
The city of Marrakech is the one location in Morocco that can most closely be compared to Dubai and in this article we cover the reasons to invest in property in Morocco in Marrakech looking at the similarities with Dubai.
1) Just as they have been doing so in Dubai, so property prices in Marrakech have been experiencing dramatic growth rates in the past three to four years – however, unlike Dubai construction in and around Marrakech has no where near achieved saturation levels and there is still far stronger demand for property in Marrakech than there is supply. This creates a healthy market environment for the ongoing positive development of property prices.
2) Marrakech is already the number one holiday hotspot in Morocco because it is the shortest haul exotic location from the UK and European mainland – when you now factor in that more routes are opening up with cheap flight operators reaching the city AND the fact that Marrakech is just starting to be marketed as a destination not only for all seasons but for all types of tourist, you can see that any one investing in property in Morocco in the city of Marrakech will be able to target an expanding tourism base for rental returns.
3) Marrakech is about to become known as the location in Morocco for culture, history, adventure, skiing and golf – and there are developers creating resort style communities targeting lovers of each type of pursuit…this means an investor can choose to target specific angles of real estate investment such as golf property for instance. This is often how residential communities in Dubai are constructed – i.e., around a theme whether that be on the waterfront or out at the Arabian Ranches for example, or on golf courses or in Dubai World.
4) Like Dubai, Marrakech can offer visitors year round sunshine – but unlike in Dubai the temperatures never soar quite so high in Morocco which means it is a more hospitable and attractive landscape and Marrakech in particular can guarantee sun for 320 days of the year. This means there is genuine year round opportunity for investors to target the tourism market for rental returns.
5) Looking to the future, just as Dubai has hit on major infrastructure hurdles, so has Marrakech. To that end both locations’ governments have committed to substantial targeted investment programs. Marrakech is seeing money being ploughed into an airport expansion, road infrastructure improvements, the creation of a new train station, the introduction of high speed train links and the construction of an airport terminal which will increase the current passenger capacity by 1.5 million passengers a year. Tourism arrivals are already up (35% year on year last year) and now everything is being done to physically accommodate their arrival, there is nothing to stop ever more visitors flooding in and creating opportunity for investors.
We believe there is strong opportunity to be had from Moroccan property in Marrakech…investors just need to be aware that strong levels of development are ongoing and that in the future, just as it has in Dubai, there could be saturation in terms of resort style property for sale. This means an investor should seek out those assets most likely to remain highly desirable – either as a result of their location, price, uniqueness or as a result of the onsite amenities and facilities available if a resort style property is chosen.
