We’re not yet satisfied we’ve managed to convince our readers of our renewed commitment to Cypriot real estate and so here are yet more reasons in favour of investment property in Cyprus!
Basically Cyprus is such a stable, tried and tested location in terms of property investing and tourism appeal that it deserves closer inspection - and so in this article we’ll detail the outstanding pros and benefits of formulating an investment strategy that encompasses the potential in Cyprus that we did not touch upon in our previous entry ‘10 Reasons to Come Back to Investment Property in Cyprus.’
To date the economy in Cyprus has been consistently growing annually even in the face of stiff competition in the tourism, financial and international business markets upon which the Cypriot economy is heavily reliant. Not only is the economy healthy therefore (although certainly not booming), the Cypriot people are constantly critical of their nation’s economic performance and therefore constantly put pressure on themselves and their government to keep the nation on its toes and looking at and implementing reforms and incentives to keep the economy growing.
There are four very strong areas of the investment property marketplace that an investor can immediately tap into for potential – the tourism and holiday market demand for accommodation to let, the investment market to which one can resell or for which one can develop property, the retirement market for resales and the international professional market for rental and resale potential.
There are no restrictions on the acquisition of a certain amount of property in Cyprus for all foreigners – EU citizens have even greater rights - and where one wishes to purchase beyond the amount allowable it is simple and cheap to create a local company structure to hold the real estate or to set up an international structure to own the property in Cyprus.
There is plenty to do and see in Cyprus – there are all the natural delights such as the stunning Mediterranean scenery, the Akamas Peninsula or Troodos Mountains, there are a wealth of relics and historical locations to visit and what’s more there are an abundance of activities from golf courses to water parks to ensure that there is a very broad base of appeal in Cyprus meaning that it is a nation of attraction to many.
The climate for three quarters of the year is exceptionally good – the only months that tourists really avoid are December, January and February when there is a lot of rain which means an investor has a long rental period in which to profit from the tourism market.
Both corporation tax and the tax on international pension income in Cyprus are competitively low which means it is a nation of attraction not just to investors and companies but to retirees from around the world, thus increasing the market an investor has to target his assets to.
Both Larnaca and Paphos airports are being expanded and low cost airlines are being invited to open routes to Cyprus – this is one to watch because IF they come in this will boost the market significantly.
And finally, there is constant development and improvement taking place across Cyprus. For example in Nicosia this is in the form of the construction of new offices and commercial buildings or in Larnaca for example this is in the form of beachfront apartments and tourism facilities – Cyprus is a country constantly improving and developing…it’s a market with appeal and potential and therefore one worthy of consideration.
