Guide to Spain for Property Hunters

Year on year Spain is the most popular destination for British holiday makers and second, holiday or retirement home hunters, it is also one of the most popular locations in the world for holiday makers and property purchasers from the European mainland and all in all Spain is the second most popular holiday destination in the whole world.

Spain has an evergreen real estate market and constant international traffic fuelling a buoyant tourism and property market.  This is our guide to Spain for property hunters and it features reasons why Spain remains so popular with such a broad range of visitors and property purchasers.

For Britons and mainland Europeans Spain is incredibly accessible as it welcomes thousands of flights from all class of operator to its hundreds of international airports annually.  It is within a couple of hours flying time from most locations in Europe and there are also superior road and rail links connecting Spain with the rest of Europe making it an accessible destination and one that is affordably within reach as well.

When you add to this the fact that the Spanish climate particularly in Southern Spain is one of the most temperate and conducive to good health and a great lifestyle in the world, and that the pace of life is so pleasantly laid back, the quality of life is exceptional and the cost of living in Spain remains affordable, one has all of the perfect ingredients for a highly desirable destination for holiday makers and those in search of a second, holiday or retirement home in the sun.

The demand for property for sale in Spain over the past fifteen years has fuelled a price explosion…national statistics reveal that the number of fully registered foreign nationals living permanently in Spain back in 1991 was 353,367 and in a decade this number swelled to well in excess of 1.5 million.  Today that figure is far higher and it is only a fraction of the number of overseas buyers who have homes that they use for investment or holiday purposes in Spain.

According to data collated by Barclays Bank who have had a presence in Spain for over 30 years, a third of all Britons for example who are contemplating an overseas purchase have their eye on Spain and when you take this number into account with the fact that the numbers of Briton’s with homes overseas is set to double from 2.2 million in the next few years you have an enormous interest in Spanish property from this one nation alone.

The Europeans aren’t the only ones interested in Spain by the way – many international celebrities have homes in the most desirable parts of the nation and this fact together with Spain’s reputation as a passionate, beautiful, exciting, historic and culturally rich destination annually sees more and more tourists from Australasia and North America heading for holidays in Spain too.

All of these facts highlight the wealth of demand that exists for Spanish accommodation – there is the demand from international tourists for apartments and villas to rent and there is demand from overseas buyers and investors for real estate to purchase.  On top of all this there is massive demand for real estate in Spain’s major cities - from Barcelona to Valencia to Madrid - from expatriate professionals and international executives and from the Spanish people themselves, meaning that Spain has one of the most dynamic real estate markets in the world where there exists a constant flow of demand.

In our opinion a property investor who carefully researches the broader Spanish real estate marketplace to locate the existence of maximum potential and minimal risk for his particular type of property investment vehicle will be able to profit from the market even though Spanish property prices are on the whole already so high.
