The focus of ‘How to be a Property Millionaire’ is ultimately on making successful investments in bricks and mortar for both an income and long term capital growth, and the author Anne Hulley leads the reader through every idea and opportunity and explores the possibilities and the practicalities of each.

Beginning with a no-nonsense look at how best to get on the property ladder if you’re a first time buyer, Hulley demonstrates a whole range of options available to the first time purchaser struggling to make their initial home purchase - she examines every conceivable option from getting mortgages guaranteed on parental income to shared ownership and even housing corporation solutions.  By highlighting the fact that the earlier you begin on the property ladder the sooner you’ll be reaping the returns from your property investments, Hulley’s practical solutions ensure that anyone struggling to get started will be afforded the best chance possible.

Next there is a whole section of the book dedicated to the on-going financing of a growing property portfolio and how many more options present themselves as your portfolio grows in size and success.  Hulley allows the reader to learn from her own experiences and mistakes as previously stated, which is really very gracious of her as it sometimes makes for a very wry but always entertaining read!

The most informative sections of ‘How to be a Property Millionaire’ examine buying at auction, buying specifically to let, buying off plan as well as buying investment property abroad.  The latter subject is discussed in general terms before being explored in depth in the countries of the EU including specifically Spain and then Dubai, Florida and in the emerging Croatian market.  Anne Hulley offers a whole range of ideas and options to the reader, detailing her own experiences and also highlighting the opportunities for income as well as capital appreciation around the world.

There are three other sections of the book that are well worth a mention.  Firstly there’s the section about estate agents and letting agents and how to find the best, cope with the worst and get the very most out of any agent you find yourself having to deal with!  An amusing section of the book, but a thoroughly useful one at that.  Secondly there’s a series of chapters about renovation and design on a budget that can not only help someone to do up and sell on a wreck with minimum outlay but it gives some lovely ideas that a reader can actually put into practice in their own home.  And the final section that is an absolute gem is all about taxation liability - how to calculate it, handle it, pay it and more importantly - how to reduce it to a minimum!  Quite possibly one of the most overlooked subject areas when talking about property investment but at the same time one of the most critical - as a great big taxation liability can wipe out the year’s profits and could quite possibly have been foreseen and handled far better.

Thankfully Anne Hulley strips all the mystery and myths away from the whole concept of creating and managing a profitable property portfolio and guides the reader through every important topic they need to consider and apply to their own ventures.  This is a great hands on, sleeves rolled up kind of a book and one that’ll make you want to get out there and get started!
